CleanSpark lease changes the miner story
CleanSpark said the lease is structured as a 20-year triple-net agreement. The company expects $6.6 billion of contracted revenue in the initial term. If both five-year extensions are used, that figure can rise to $11.6 billion.
The tenant was not named. CleanSpark described it as a high-investment-grade global technology company. That detail is important because it makes the deal a credit story, beyond the AI headline.
The site covers 175 MW of critical IT load. CleanSpark also said the same tenant signed a letter of intent and exclusivity for its Texas portfolio. That portfolio includes up to 885 MW of secured and planned power capacity.
Bitcoin miner economics are moving away from one variable
Public Bitcoin miners usually trade with BTC, energy cost, hashprice and balance-sheet stress. This deal adds another line: contracted rent from power and land. That does not remove mining risk, but it can change how investors price the same megawatt.
CryptoFocus calculates that the initial contract equals about $37.7 million per MW over 20 years. That is roughly $1.89 million per MW per year before project costs and financing. CleanSpark itself points to nearly $330 million of average annual NOI contribution.
The bigger comparison is with live crypto leverage. The $6.6 billion contract equals about 96.2% of Binance BTCUSDT futures open interest in this run. It is also 5.1 times Binance’s 24-hour BTC spot turnover. That puts one miner’s lease announcement beside the market’s visible Bitcoin risk stack.

Softer CPI gave Bitcoin stocks a second tailwind
The timing helped. CoinDesk reported that U.S. June CPI fell 0.4%, while core CPI was flat. Bitcoin added to earlier gains after the release, and bond yields fell.
For mining equities, that macro backdrop matters. Lower rate-hike pressure can support long-duration infrastructure stories. It also lowers the hurdle for equity investors who compare miners with AI data-center developers.
That does not make the deal immediate cash. CleanSpark said deliveries are expected to begin in Q4 2027. Investors are therefore buying a construction, financing and execution path, not just a Tuesday press release.
What the CleanSpark lease means for U.S. crypto investors
The U.S. investor hook is simple. A miner with power contracts can become a landlord for compute demand. That can reduce dependence on block rewards, but it adds project-finance risk and tenant concentration.
It also changes how a Bitcoin proxy should be read. If a miner earns more from AI tenants, the stock may stop tracking BTC cleanly. That can help in weak mining cycles, but it can also dilute the upside during a pure Bitcoin rally.
This is why the clean read is not “AI saves miners.” The better read is narrower. Scarce power is becoming the asset, and mining is only one possible use for that power.
CleanSpark lease watchlist starts with financing
Cointelegraph reported via TradingView that CLSK rose as much as 22% after the announcement. That reaction is the easy part. The harder test is whether CleanSpark can fund and deliver the Georgia project without weakening the balance sheet.
The next datapoints are the 11 a.m. ET company call, any SEC filing tied to the lease, and financing terms for Sandersville. For Bitcoin holders, the market level to watch is still the $62,314 to $65,100 24-hour BTC range. A miner-infrastructure rerating needs both project confidence and a BTC tape that does not break.
CryptoFocus read
---
1Bull case: contracted AI rent gives CleanSpark a second valuation leg beyond mined bitcoin.
2Risk case: Q4 2027 delivery, financing needs and tenant concentration keep the deal from being cash today.
3Market test: BTC futures open interest of about $6,858,570,309 is close to the lease's $6.6 billion value.
4Next check: company call, SEC detail and whether CLSK can hold gains after the first headline move.
